The TVW Water System is a State of Colorado Public Water System. It is managed by TVW volunteers with oversight by an appropriately licensed organization, Ramey Environmental Compliance.  It provides water for our Tres Valles West community and consists of the Water Treatment Plant with filtration equipment, water quality monitoring equipment, disinfection processes and automated process control.  In addition to the Water Treatment Plant, the system includes:

  • Distribution System – the water storage tank, main line piping, meters, check valves.
  • CT Ritchey Reservoir – a lined reservoir which TVW owns.  This reservoir is part of our compliance with the state water decree which allows us to use the water from the springs on the property.

The TVW Water System treatment facility went online in 2003.  Source water input is from springs on the ranch and is distributed to properties served by the TWV water system.  Water is an important and critical asset.  The number of homes is increasing and building is in progress or planned for a number of new homes.  It is critical that the committee continue to ensure reliable water today and for the future.  

Committee Responsibilities

  • Maintenance of all elements of the TVW Water System
    • Water Plant and filtration system
    • Distribution System – Piping, meters, distribution tank, PRV’s
    • Water sources (maintenance and development)
    • CT Ritchey Reservoir 
  • Oversee Water system assistants.
  • Responsible for regulatory reporting and testing
  • Maintain compliance with the State of Colorado as a public water system.
  • Maintain compliance with the various decrees, agreements, documents that govern portions of the system.
  • Water meters – installation and monthly readings

Property Owner Responsibilities

Water Service Initiation - water tap application, etc.

To initiate water service on a lot with an existing tap, please contact the Water System Advisory Committee () in order for your meter to be activated within the system.

To get a new water tap installed, submit the Water Service Application to the Water Committee at .  You will be notified relative to the scheduling of the installation. You will also have an opportunity to discuss the placement of the meter as well as the piping downstream from the meter to your homesite with the installer.  For additional information on the installation process see the Process for TVW Water Tap

Water Consumption Rules

Your monthly fixed water fee currently includes the consumption of up to 4,000 gallons per month.  Outdoor irrigation is restricted to 1,000 sq. ft.  Any water consumption beyond your monthly allowance is billed to you on a monthly basis as outlined in Water System Charges

Conservation

The TVW water system is designed to supply potable water for conventional domestic use and limited outside irrigation.  However, water sources can be impacted by many factors including seasonal weather patterns.  Therefore, established conservation procedures are always a good idea.

Winter Protection

It is also a good idea to “winterize” your home during the cold months when you will not be on-site. Consider turning off the water supply at the house if available, or at the meter.  This prevents water from flowing into the home’s plumbing system, reducing the risk of burst pipes and water damage. You may also want to consider draining the plumbing system if the heat is low or turned off while away.

Service Lines and Meters

TVW is responsible for the meter and all connections to the distribution line (Main Line).  Owners are responsible for the water lines and plumbing downstream of the meter and check valve (Delivery Point).

Water System Charges

Property owners are charged on a tiered structure — the more you use, the more you pay.  Your first 4,000 gallons of water consumption is currently included in your monthly water fee.  Any consumption beyond 4,000 gallons is charged on a sliding scale.  (See: Water Usage Fee Structure.)  Contact Stacey - for the current monthly water availability fee.

Property water meters are not read during the winter months (Nov., Dec., Jan., Feb.).  Therefore, any charges for more than 4,000 gallons per month will be included in your April billing.

Note that water availability fees are charged to all property owners regardless of whether or not there is a water tap.
